At the top of the New Zealand market, where homes are valued at $5 million or more, there is relatively little stock to choose from. For buyers looking for a particular location, level of privacy, architectural style or way of living, building can make more sense than trying to find it.
And since March 2026, changes to the Active Investor Plus visa have opened up that option to more overseas owners.
If you're considering building an architectural home in New Zealand, there are a few things worth getting right from the start.
Start with the design, and the right Architect
A home at this level starts with the design. You may already have an Architect, either here or overseas, or you may be looking for the right New Zealand Architect for your project.
Either works.
The important part is getting the Architect and builder working together early. A good builder should understand the design intent, while bringing practical construction knowledge, buildability and current cost information to the table.
If your Architect is overseas, we can work alongside them and bring in the local expertise needed to take the design through New Zealand consent and construction.
Get clear on cost early
On a significant architectural build, cost needs to be actively managed from the beginning.
At Faulkner, every project has a dedicated Project CFO who measures work completed against actual spend throughout the build. It means we know where the project sits financially as it progresses, rather than waiting until the end to find out.
That becomes particularly important when you're building from overseas. Our systems also give you visibility of progress, decisions, photos and costs, wherever you are.
Quality is expected. Discipline is the difference.
At this level, good craftsmanship should be expected.
The challenge is holding the design, cost, programme and quality together throughout a complex build. That takes good people on site, clear communication and a team that stays aligned when decisions need to be made.
Our Craftsmen are trained and employed by Faulkner and hold that standard on site every day. We work alongside the Architect to protect the design and make sure what's drawn is what gets built.

Frequently asked questions
Can I build an architectural home in New Zealand from overseas?
Yes. Qualifying Active Investor Plus visa holders can build a residential property valued at $5 million or more. You don't need to be in New Zealand while the home is being built.
Do I need a New Zealand Architect?
Not necessarily. We can work alongside an overseas Architect and bring in the local expertise needed for New Zealand consent and construction.
How long does an architectural home take to build?
It depends on the design, site and consenting requirements. We establish a realistic programme early so you understand what's involved before construction begins.
